In an exciting move for the Ahwatukee community, Menlo Equities, through its Thistle Income Partners subsidiary, is gearing up to bring a cutting-edge data center campus to southern Phoenix’s Ahwatukee area. The proposed development, named East Thistle Data Center, aims to replace four largely vacant single-story office buildings at the Thistle Landing Office Park. The project received approval from the Ahwatukee Foothills village planning committee on January 22 and is now set to move through the planning hearing officer on February 21 before reaching the City Council for final approval.

Ahwatukee-Centric Innovation:

Situated on a spacious 40-acre site on Thistle Landing Drive, between 50th and 48th streets, the East Thistle Data Center project is a significant step toward boosting technological innovation within Ahwatukee. The development plans include five two-story buildings, an on-site substation, and an array of uses, such as office space for research and a two-acre community park.

Supporting Local Tech and Innovation:

According to documents submitted to the city, the project’s primary objective is to complement and support existing technology and innovation companies/campuses in the Ahwatukee area. The East Thistle Data Center aims to provide a home for advanced internet-based businesses and those requiring proximity to high-capacity computer server facilities.

Enhancing Ahwatukee’s Landscape:

The four office buildings, dating back to 1998, will undergo transformation as Menlo Equities takes steps to revitalize the site acquired in 2015. With two transactions totaling $52.75 million, Menlo Equities is committed to bringing state-of-the-art technology infrastructure to Ahwatukee.

Community Integration and Growth:

Beyond its technological aspects, the East Thistle Data Center project emphasizes community integration. Alongside its data center facilities, the development will feature a mix of uses, including office space for research, reflecting Menlo Equities’ commitment to holistic urban planning.
